House Rules

Check-In

  1. Check-in is available from 3:00 pm to 11:00 pm only.  Please inform us of your estimated arrival time so we can be prepared for your arrival.
  2. For late check-ins: A fee of $20 per hour applies for late check-ins after 11:00 pm, which are subject to staff availability and not guaranteed. If no staff is available, we cannot accommodate late check-ins after 11:00 pm. Please contact us at (402) 874-2000 to request a late check-in.
  3. For early check-in requests, please contact us at (402) 874-2000.
  4. Should your confirmed arrival time change on the day of arrival, please notify us immediately.
  5. Upon check-in, the person whose name the room is booked under must present a valid government-issued ID (no photocopies or digital copies are allowed). We cannot accept overnight stay requests without a valid ID.

Check-Out

  1. Checkout time is no later than 11 AM. If you need a later departure time, please notify us, and we will accommodate when possible.
  2. Luggage storage is available if needed.

Cancellation Policy

  1. For the Refundable Rate: Cancel your reservation 2 weeks before the check-in date, and you’ll get a full refund. After that, the cost for the first night of your stay plus taxes and fees will be converted into credit which you can use for a future stay.
  2. For the Non-Refundable Rate: This special rate is non-refundable and non-changeable. If you change or cancel your booking, you will not get a refund or credit to use for a future stay.
Children
  1. Guest must inform Martha’s of children who will be accompanying them at the time of booking. Under no circumstance will children over the age of one (1) and under the age of 12 be allowed to stay in any of the Louis XVI rooms (located on the second floor) or the Marilyn room (located on the third floor). 
  2. Children are permitted in both the Dorothy room and the Norma room (both located on the third floor).
  3. Parents or guardian will be held liable for any damage to the property and furnishings, include the full cost to repair or replace furniture, including interior design fees and shipping costs. 

Unaccompanied Minors or Minors Accompanied by Non-Family Members:

  1. Any minor guest (under 18 years of age) staying at our property with individuals who are not their immediate family members must present a notarized authorization letter from a parent or legal guardian. This letter should state that the minor has permission to stay at a hotel or bed and breakfast of the designated non-family member.
  2. The authorization letter must include: the minor’s full name and date of birth; the name and relationship of the non-family member responsible for the minor during their stay; the contact information of the parent or legal guardian; and an explicit statement granting permission for the minor to stay at a hotel or bed and breakfast with the designated non-family member.
Events
  1. An event is defined as (i) the inviting of six (6) or more people who are not staying at Martha’s (i.e. do not have access to a room) onto the Martha’s premises, OR (ii) the consumption of food or beverages on the premise by a group of four or more people, regardless of whether those consuming food or beverages are staying at Martha’s (hereinafter “Event”).
  2. Guests must inform Martha’s of plans for hosting an Event at the time of booking. 
  3. Events may only be held on the first floor, and the consumption of food and beverages during an Event is limited to the dining room, reception room, den, enclosed patio and the front porch (i.e. all common areas but the living room). 
Event Fees
  1. To cover the additional expenses incurred by Martha’s when Events are held, guests will incur the following additional charges:
  2. If the Event only involves the consumption of food and beverages by guests staying at Martha’s and up to five (5) people who are not staying at Martha’s (i.e. do not have access to a room), a $35 per hour cleaning fee will be assessed. The total hours incurred will depend on the labor required to return the area used during the Event to the state it was before the Event, including but not limited to carpet cleaning, as solely determined by Martha’s management. 
  3. If the Event involves the inviting of six (6) or more people who are not staying at Martha’s (i.e. do not have access to a room) onto the Martha’s premises, a $35 per hour cleaning fee will be assessed. The total hours incurred will depend on the labor required to return the first floor to the state it was before the event, including but not limited to carpet cleaning, as solely determined by Martha’s management; AND
  4. For up to four hours, plus one hour before and after the Event (total of six hours), if the Event involves the use of (i) the entire first floor (less the kitchen and the small office), a fee of $600 will be incurred; (ii) the reception, dining room, den, enclosed patio and front porch, a fee of $400 will be incurred; and (iii) the reception (no chairs or tables set up) and the dining room, OR den OR enclosed patio, a fee of $200 will be incurred.
Event Food and Beverage / Event Planner
  1. Any Event involving food or beverages must be coordinated with (Experience Happiness), Martha’s exclusive event planner (“Event Planner”), unless the Martha’s Manager has waived this requirement. In the event Martha’s has waived the requirement to use its Event Planner, please bear in mind (i) guests are not allowed unsupervised access to the kitchen at any time, and (ii) there must be a Martha’s staff member present throughout the duration of the Event. Therefore, if use of the Event Planner is waived and kitchen access is required, the guest will be charged $35 per hour for a staff member to be present during kitchen use and during the Event. Although the aforementioned services and associated fees are separate from cleaning services, staff will carry out cleaning services (i.e. kitchen cleaning, washing dishes, etc.) while carrying out kitchen and Event supervision if the demands of the Event permit. 
  2. Notwithstanding the above, no wedding functions (reception, rehearsal dinner, etc. regardless of the location of the actual ceremony) will be allowed without the involvement of Martha’s Event Planner.
  3. Martha’s Event Planner is independent of Martha’s Bed and Breakfast and as such is neither an employee nor an independent contractor. Therefore, all goods or services provided by Martha’s Event Planner will be invoiced and must be paid by guests separately.
Conduct of Invited Guests
  1. As with those staying at Martha’s, those invited to attend an Event at Martha’s but not staying at Martha’s shall conduct themselves in an appropriate manner, as decided solely by Martha’s management. Failure to so conduct oneself will result in the respective person being escorted off the premises.
 Liability
  1. The guest hosting an event will be fully liable for any damage to the property and furnishings that occurs during the Event, include the full cost to repair or replace furniture and associated interior design fees and shipping costs.
  2. Should any person invited to an Event hosted by the guest uses tobacco products inside the house or outside designated areas on the front porch, the guest hosting the event will incur a fee of $500 per room in which tobacco products were used.

Housekeeping Service, Towels & Essentials:

  1. Daily housekeeping is available free of charge upon request.
  2. To protect the environment, we encourage guests to reuse towels. If you would like them changed, please call us.
  3. Soap, shampoo, and conditioner are provided in the guest rooms.
  4. An inventory will be taken before you check out. Missing items such as towels, robes, hair dryers, and other amenities will be charged to you.
  5. Please do not flush bulky items, such as paper towels, feminine products, diapers, or any other non-flushable items, in the toilet.

Furnishings:

  1. Please take care of the furnishings, as Martha’s Bed & Breakfast is a historic building.
  2. Any damage will be charged at the cost of replacement or additional cleaning, including stained bedding or carpets.
  3. Do not rearrange the furniture in rooms or common areas, including the porch. 
Electricity Consumption:
  1. Please switch off all lights, TV, and other devices when you are outside of your room.

Eating & Drinking:

  1. Breakfast is served in the dining room from 8 AM to 9 AM on weekdays and from 8:30 AM to 9:30 AM on weekends.
  2. Please inform us in advance of any allergies or dietary restrictions, and we will accommodate you when possible.
  3. A complimentary continental breakfast is provided.
  4. The dining room and enclosed patio are available for your use throughout the day. Please refrain from eating and drinking in the rooms, especially on or in the bed.

Smoking & Illegal Drugs:

  1. Martha’s Bed and Breakfast is a smoke-free environment. Smoking and vaping of any kind, including cigarettes, smokeless tobacco, and electronic cigarettes, are strictly prohibited. This policy applies to guestrooms, decks, patios, and all common areas, both inside and outside.
  2. If a guest room requires clean-up due to smoking odors, a $500 cleaning fee will be assessed to the guest’s payment card.
  3. The consumption, trade, or possession of illegal drugs is strictly forbidden. In case of detection, the police and judicial authorities will be notified.

Noise & Parties:

  1. As this house is also our home, we ask all guests to be considerate of excessive noise levels. Please respect the quiet time between 10:00 PM and 7:00 AM.
  2. Parties are not allowed. If you wish to host an event on the property, please contact us.

Liquor Consumption:

  1. Should you wish to consume alcoholic beverages inside Martha’s Bed and Breakfast, we ask that you do so responsibly and preferably in the common areas.

Kitchen Use:

  1. The kitchen is strictly a private area for health and safety regulations. If you wish to use the refrigerator for storage of special items or the microwave, please ask, and we will be happy to assist.
  2. We may permit supervised access to the kitchen, but this is subject to the management’s sole discretion and will incur additional charges. Contact us for the details.

Pets:

  1. For the relaxation and pleasure of all our guests, pets are not permitted.
  2. Martha’s allows service animals trained to perform tasks for those who are disabled. However, emotional support animals, comfort animals, and therapy animals are not accommodated.

Visitors:

  1. Martha’s Bed & Breakfast is for the exclusive use of our registered guests. If you plan to have non-overnight guests visit, please inform us in advance. Non-overnight guests are limited to 5 people per room.
  2. No unregistered guests are allowed overnight.

Public Areas / Privacy:

  1. Please note that you are renting a private room unless you book the entire house. All public areas of the house are shared with other guests.
  2. Please maintain friendly and respectful behavior toward all staff and other guests.

Parking:

  1. Martha’s has 4 on-site parking spots available on a first-come, first-served basis.
  2. Additional free street parking is available in front of Martha’s.

Safety & Security:

  1. The use of candles is prohibited.
  2. Please do not share the access codes with anyone.
  3. We ask that you keep the front door locked at all times.
  4. Tampering with fire safety equipment is not allowed. A $250 fee will be charged per offense.

Damages / Losses:

  1. Guests are liable for any loss, damage, or personal injury they may cause or incur on-premises. We cannot accept responsibility for your losses within the premises or in the parking areas.
  2. If any damage beyond normal wear and tear is found in your guest room and its contents upon departure, a minimum fee of $100 will be charged.
  3. Please keep the front door, your room door, and your car locked at all times.

Termination Policy:

  1. Martha’s Bed & Breakfast reserves the right, at its discretion, to terminate without notice an individual’s stay if deemed necessary due to unacceptable behavior or actions likely to endanger or offend others. Non-compliance with our non-smoking and no illegal drugs policy will result in termination. In such circumstances, any outstanding account must be settled, and no refunds will be made.

Information Collection:

  1. Our main purpose in collecting your personal information is to provide you with a streamlined experience in making reservations at Martha’s Bed & Breakfast. We only collect information that we consider necessary for achieving this.
  2. No personal information is collected unless you make a reservation with us. Personal information you provide will only be used to manage your reservation and will not be disclosed to anyone else unless you specifically request us to do so.
  3. Martha’s Bed & Breakfast does not give or sell any information we collect on our site to anyone. Certain pages of this site may use data collection devices such as “cookies” to measure effectiveness and safety. A “cookie” is a small file placed on your hard drive that helps us provide our services. You are free to decline cookies if you choose to.
