House Rules
At Martha’s Bed and Breakfast, we strive to provide a peaceful, restorative environment for all our guests. To help maintain the quiet charm and comfort our home is known for, we kindly ask that all visitors observe our house rules. From check-in and check-out times to dining etiquette, shared space expectations, and quiet hours, each guideline is thoughtfully designed to protect your privacy and ensure a relaxing stay for everyone. Whether you’re here for a romantic weekend getaway, a family visit to Lincoln, or a business trip to the Nebraska State Capitol, our policies help create an atmosphere of respect, safety, and serenity.
- Check-in is available from 3:00 pm to 11:00 pm only. Please inform us of your estimated arrival time so we can be prepared for your arrival.
- For late check-ins: A fee of $20 per hour applies for late check-ins after 11:00 pm, which are subject to staff availability and not guaranteed. If no staff is available, we cannot accommodate late check-ins after 11:00 pm. Please contact us at (402) 874-2000 to request a late check-in.
- For early check-in requests, please contact us at (402) 874-2000.
- Should your confirmed arrival time change on the day of arrival, please notify us immediately.
- Upon check-in, the person whose name the room is booked under must present a valid government-issued ID (no photocopies or digital copies are allowed). We cannot accept overnight stay requests without a valid ID.
- Checkout time is no later than 11 AM. If you need a later departure time, please notify us, and we will accommodate when possible.
- Luggage storage is available if needed.
- For the Refundable Rate: Cancel your reservation 2 weeks before the check-in date, and you’ll get a full refund. After that, the cost for the first night of your stay plus taxes and fees will be converted into credit which you can use for a future stay.
- For the Non-Refundable Rate: This special rate is non-refundable and non-changeable. If you change or cancel your booking, you will not get a refund or credit to use for a future stay.
- To ensure a comfortable and enjoyable stay for everyone, we have specifically configured two of our rooms to accommodate children under the age of 12: the Norma and Dorothy rooms.
- All other rooms and suites are reserved for adults and children aged 12 and above.
- If you have children with you, please ensure they behave and follow all rules. Do not allow them to run down the halls, jump on furniture, or disturb other guests.
